Do I need to sign a waiver to stay at the treehouse?
Yes. By booking and staying at the property, you agree to our Waiver and Release of Liability and our Terms & Conditions. For certain activities, such as the zipline, you may also be asked to sign a separate waiver.
What kinds of risks should I be aware of?
This is a forest property with a treehouse, zipline, off-road access, fire pit, wood stove, grill, and outdoor areas. As with any outdoor and elevated environment, there are inherent risks such as falls, injuries, allergic reactions, encounters with insects, vehicle issues on the access road, fires, and weather-related hazards. By booking, you agree that you are using the property at your own risk.
Who is responsible if someone gets hurt or property is damaged?
You assume responsibility for your own safety and belongings. The hosts are not liable for accidents, injuries, illnesses, theft, or damage to personal property, except in cases of gross negligence or willful misconduct as permitted by Vermont law.
What are the check-in and check-out times?
Check-in is after 3:00 PM, and check-out is by 11:00 AM. Early check-in or late check-out may be possible if requested and approved in advance.
How many people can stay at the treehouse?
The maximum occupancy is 5 guests. Only registered guests may stay overnight. Any additional visitors must be approved by the host.
Are there quiet hours or behavior rules?
Yes. Quiet hours are from 10:00 PM to 8:00 AM. Smoking is prohibited inside the treehouse. Excessive alcohol use, illegal substances, and disorderly conduct are strictly prohibited.
Can we use the zipline anytime we want?
No. The zipline may only be used with the express permission of the host and under the host’s direct supervision and accompaniment. Unauthorized use is strictly prohibited and entirely at your own risk.
Can we forage and eat wild mushrooms on the property?
You may forage wild mushrooms at your own discretion, but the host does not provide identification or guidance. Any consumption of wild mushrooms is strictly at your own risk and may be dangerous. The hosts are not responsible for any harm.
How can we use the grill safely?
The grill may be used after a safety demonstration. You are responsible for safe operation, keeping it away from structures, never leaving it unattended, closing propane valves after use, and fully extinguishing coals. Any accidents are your responsibility.
Are we allowed to use the fire pit?
Yes, after a safety explanation. You must keep the fire supervised at all times, use proper firewood, keep children and pets away, and fully extinguish the fire before leaving. You are responsible for any damage or injuries.
How difficult is the access road? Do I need a special vehicle?
The road is private, off-road, and steep in places. It may be difficult in mud, snow, or ice. You use it entirely at your own risk and must ensure your vehicle and skills are adequate.
Can we use the wood stove?
Yes. Only host-provided wood may be used. Do not burn trash or plastics. The stove door must stay closed while in use. You must monitor the fire at all times and ensure it is fully extinguished before leaving or sleeping.
Are meals included and is the kitchen licensed?
Meals may occasionally be offered on a donation-only basis. They are not prepared in a licensed facility. You eat at your own risk and must manage your allergies and dietary needs.
Are pets allowed?
No, pets are not allowed.
What is expected in terms of cleanliness and damages?
Guests must leave the property reasonably clean. Any damage must be reported immediately and may be charged to you.
What is your cancellation and refund policy?
Cancellations follow the rules of the booking platform used unless otherwise agreed directly with the host.
What law applies if there is a dispute?
All agreements are governed by the laws of Vermont, and disputes are resolved exclusively in Vermont courts.
Can the host refuse service or ask us to leave?
Yes. The host has the absolute right to refuse service or terminate a stay at any time, for any reason or no reason. If asked to leave, you must vacate immediately, and no refund will be issued.
